This site provides information for people buying and selling houses. It helps create a home pack (HIP) or provide the information to a third party to create a home pack. It also includes information about energy assessment and the resulting energy performance certificate (EPC) .

Home Information Packs - Current Requirements

Home information packs (HIPs) have had a confusing introduction and are still at a temporary stage. A home pack (HIP) must be commissioned by the seller of properties that fall within the scheme - currently those with 3 or more bedrooms - before selling commences.

The Energy Performance Certificate (EPC), which is part of the home pack, must be provided before exchange.

Home Information Packs - From 1st January 2008

The HIP, including the EPC, should be available for properties that fall within the scheme - currently those with 3 or more bedrooms -when the property is put on the market.

Potential buyers should be provided with a copy of the home pack within 14 days of request and sellers are entitled to make a reasonable charge to cover the cost of copying and postage.

Introduction to Home Packs (HIPs)

Buying and selling a property doesn’t always go according to plan and most people are dissatisfied with the current process. Transactions regularly collapse before contracts are exchanged and one million pounds a day is wasted, mainly due to transactions failing at a late stage.

The Home Information Pack (HIP) is a set of documents providing important information about a property such as searches, copies of the title deeds and information regarding its energy efficiency. Much of this essential information only comes to light when an offer has been made and accepted. In the meantime buyers are often wasting money on legal fees and searches.

Providing this information up front in a HIP home pack will make the home buying and selling process more efficient and transparent.


The law may soon require anyone selling their home to put together a Home Information Pack and Energy Performance Certificate for potential home buyers.

Energy Performance Certificates to help reduce your carbon footprint.


To obtain an Energy Performance Certificate, part of the Home Pack required to sell your home, you will need an energy assessment. The Energy Performance Certificate tells prospective buyers about the energy efficiency and environmental performance of a home.

The certificate includes the date, construction and location of the house, and relevant fittings (heating systems, insulation or double glazing, for example) in accordance with the European Energy Performance of Buildings Directive.

The Energy Performance Certificate (EPC)

is similar to the certificates now provided with domestic appliances such as refrigerators and washing machines. Its purpose is to record how energy-efficient a property is as a building. The certificate will provide a rating of the property from A to G, where A is very efficient and G is very inefficient.

The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (C02) emissions - the higher the rating, the less impact it has on the environment. The energy-efficiency rating is a measure of a home's overall efficiency. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be. The average property in the UK is in bands D-E for both ratings
